Supply proof of your current situation - A lending institution will most likely want to see your rescue plan and an explanation of how you plan to correct your situation. They may also need a written explanation of the events that led up to this situation, such as job loss, illness, divorced or increased interest rates.

Be accountable - Figure out how you can correct this situation and also be realistic. Calculate exactly what you can afford. You will want this mortgage modification to actually fix the problem, so do not take on more than you can afford. You won't get a third chance. If you find that the mortgage is more than you can afford even after modifications, then this may not be the answer to your problem.

Consult an expert - You may want to talk with an expert in negotiations or your local consumer credit counseling service. Utilizing a negotiator will ensure that you do not misrepresent yourself. You will probably have to sell the lending institution on the idea of giving you a second chance. A professional negotiator can assist you in convincing the bank that you are still a good credit risk.

Remember lenders are not obligated to modify your mortgage, so make sure you know how you will pay your mortgage in the future. Once you get your mortgage modified you do not want to find out, as the song says, that things are "same as they ever were."
