Georgetown Texas real estate is changing everyday, and lately a little bit more so. Georgetown is a small, growing Texas town north of Austin; in 2000 the census population was 28,339 and estimates have the current count to just fewer than 50,000. Established in 1848, people came to the area for timber and water because there was abundance. Named the No. 2 best city to live and launch by Fortune Small Business Magazine in 2008 . Known as the Retirement Capital of Texas, there are many communities to call home if you are looking for an active adult (over 55) community. Sun City is often the first that comes to mind, and the largest by far with three golf courses, community center, fitness center, woodshop, computer lab and umpteen clubs to join. Texas Traditions is an established community with just a couple of lots left for new builds, nature is the amenity here. Heritage Oaks is a Jimmy Jacobs Homes community. The 8200 square foot clubhouse is amazing with wrap around porches that overlook the waterfall and windmill. There is plenty of room to roam outdoors in Georgetown. The San Gabriel River winds its way through the City and there are miles and miles of hike and bike trails. San Gabriel Park has a Frisbee course, picnic areas and playscapes. I like to spend a day with the kids and feed the ducks myself. Lake Georgetown is also a local favorite for boating, swimming, camping and picnicking; Jim Hogg Park and Cedar Breaks are two parks that come to mind with lake access. Georgetown's custom builders realized the beauty in the land and the trend became to build a custom home on an acre plus lot with trees, several communities on my list to discuss offer such living. The Enclave is closest in town and therefore offers the luxury of city water and no septic; it is a small two road community of Tuscan country homes. The Falls of San Gabriel is a little further out and off the beaten path, several of these homes back up to a spring fed creek with waterfalls. Woods of Fountainwood is a popular area with new areas. I am amazed at the wildlife in The Woods; morning, afternoon or evening… there are deer in yards, the green spaces or the streets. I like the beauty nature adds to a neighborhood. Woodland Park is a Jimmy Jacobs Homes community; a model is accessible for viewing delight and the neighborhood has some wonderful views. Other builders can build in Woodland Park as well. Out a bit by itself sits Gabriels Overlook, it is a gated community with one to four acre lots, no city taxes and Liberty Hill ISD. 161 years ago when Georgetown was established people came to the area seeking trees and water as a necessity, now people move to Georgetown for the luxury and beauty all the trees and water provide. Georgetown is rich in history and is clearly making more as we speak.
