Those householders dreaming of luxury kitchens or luxury bathrooms can find that the reality turns out to be a complete nightmare, unless they employ the services of an independent design consultant.

First of all, many ‘design services’, particularly those carried out on behalf of store chains, are often more interested in selling particular items of furniture or appliances than in finding out what the householder really needs from a bathroom or kitchen. This can lead to expensive alterations that are, at the end of the day, merely cosmetic in effect.

If the householder does try and undertake a more thorough appraisal of bathroom or kitchen requirements, this can often involve speaking to a whole host of tradesmen and obtaining a range of conflicting advice and vastly differing quotes. Again, a plumber, decorator or builder may not have the householder’s best interests at heart when advising what is or is not ‘possible’. Furthermore, if the work is in any way unique or non-standard, a tradesman may feel at liberty to charge an exorbitant price. Any unexpected difficulties encountered midway through a job will certainly incur additional costs.

The situation can be even worse if the job entails the need for planning permission. Some building companies will not even quote unless detailed plans and planning permission are already available. Yet the expense of asking a professional to draw up plans and of obtaining planning permission could be wasted if the building company subsequently advises a quote that appears unjustifiable to the householder. Finally, ensuring the various tradesmen work together in a coordinated, mutually supportive way becomes a burdensome responsibility for which few householders can spare the time or energy.
