DIY Property Repairs What Do You Need to Know - By: Terry S Vostor

Maintaining a house is no minor event. Home owner's can be said to "home moaners". It used to be that the cost of repairs was mainly materials. Not so today in 2010. Indeed the costs of labor - and skilled tradesman often far out outlay the costs of materials. So in this day and age the question of being a home or property owner often becomes - at what point do you "do it yourself?"

It can be best said that you fix things around the home either to save money or it's virtually impossible to find a repair man or in 2010 person. Even if you do not know anything about repairs and maintenance and have never ever handled a tool, in the end you can learn to do most of the tasks required to complete your one do it yourself home repairs. It's not impossible and certainly in the realm of possibility.

A faucet dripping slightly is not too disturbing either ( unless you can hear it distinctly from your bedroom), and even then you can always place a washcloth under the drip. However on the other hand perhaps you , or your spouse or partner should really get around to taking care of this situation more than promptly - Preventative maintenance is a third type of repair situation. An easily installed doorstop in the bathroom would of surely prevented the dent in the wall caused by the doorknob - to your personal satisfaction.

Knowing how to do the job is only part of the problem. It is also important to recognize what has to be done and when it should be done. Even if you do not do your own repair work, knowing what has to be done will prevent your being charged for unnecessary work by unscrupulous repair men and repair person.

Some repair jobs constitute emergencies and must be attended to immediately at once. Similarly ,a broken water pipe , a leak in the roof, a broken front-door lock or a gas leak must be taken care of pronto - The outside of the house should be checked periodically and paint applied, shingles fixed and stucco patched as needed to keep the elements from causing damage. Like the minor defects inside the house , this type of repair need not be urgent, but it should be done. It can be said that if you attend to such tasks on a routine and ongoing basis , you are less likely to run into those nerve racking , emergency and ultra costly situations. Who needs to be on a first name basis with their bank manager ? Its all about prevention and preventative maintenance. Who needs a home owner's insurance claim unnecessary? You are only allowed a few claims in the home insurance industry. Even if you call about a potential claim - not making the actual input on paper - your property will be evaluated to be at "higher risk" factors and thus higher premiums?

You may tackle some of these repairs yourself , but even if you choose not to - The story was told of a fat slob , who now exuded wealth - and had concocted a whole mythology in his mind. As a kid his parents were somewhat on the low end of the wealth scale.
Elmwood it was. In his mind this person had done all the work - he claimed that he did not even know that there were people "who came and painted your house" until he was in his late teens. Thus this fellow would carefully evaluate all price quotes and work so as not to be "ripped off". I know the work - and I know how long it should take. In essence he felt that he was much smarter than everyone else. If during a major summer flood - and you call a major heating company to get your furnace going again - since the humidity in the home is setting off the smoke alarms - you will be in a much better position to evaluate any phrases or threats of great impending danger that tradespeople may throw in your lap as an attempt to elicit money from your wallet of pocketbook.

In the end it can be said - Your home is your biggest overall investment - it is even in many cases people's "piggybank" - or your property will control you and your household budget with unnecessary repair and upkeep costs.
