Can You Realistically Sell Your Timeshare Free? - By: Erik Heyl

If you've got a timeshare, you might be considering selling it, either for some quick cashflow, because you don't use it, or simply because it will be one less thing to think about. You could even be considering it to allow yourself more flexibility in your vacation planning. Whatever the reason, inevitably you're going to have to decide exactly how you want to go about selling your timeshare. You may even think you can sell it for free. However, this would be a false notion, despite what some sales pitches would have you believe. So, that said, even though you won't be selling your timeshare for free, you can do several things to minimize and control your costs.

First off, unless you feel completely out of your depth, consider taking the "do it yourself" approach. This alone can save you a lot of money. True, there are professional brokers that will offer to sell for you, and you might be tempted to take them up on their offer, but before you do, consider that like any real estate broker, they get a commission on any sales they make. If you're main goal in trying to sell your timeshare free is to keep all the proceeds, this will not be the way for you to do so. Of course, you will get calls from brokers that want fees upfront. This is fine so long as it is only a precentage and not the whole fee. Still, if you want to to try and sell your timeshare free, this is something best avoided.

Consider for a moment the benefits of doing this yourself: you have final say on how your ads look and sound. You can peacefully consider what your perfect customer would be like and design your advertising material to properly reflect that customer. This alone can ensure that you target the right type of people, and targeting is key if you hope to sell your timeshare quickly. Another benefit of doing this without a broker is that you have complete and total control over your advertising costs. You specify when and where your ads get shown. And should you decide to post ads on Google, you also specify the times they are shown.

This can make it seem as though you're selling your timeshare free. However, one thing to be wary of is sites that claim they have free advertising. Many of these do not get the traffic you would need to sell quickly, and once you've signed up, they fill your inbox with spam. Finally, unlike Google, there's not a way to track how effective one ad is over another. This is key as online advertising is some of the cheapest and most effective that you can find today.True, the radio and TV have more direct approaches but consider the cost. And when you consider that it is recurring, you'll see why I recommend advertising online. You have the most control over who sees your ad, when they see it and how much you're willing to pay for it.
