Prices have bottomed out and sellers are desperate for cash. However; at the same time this is no time to simply jump in blind head first. Rather a toolkit for local housing viability research is needed.

Yes prices have been slashed in half in most regions of the US in particular and even less in many cases. In fact in one extreme case Detroit the median price of a home has fallen to a mere $7,000. Even so in many of these cases including of course Detroit all may not be as it seems on the surface. Is it really a deal?

This is why an increasing number of communities around the UK are now requiring that Affordable Housing be part of any new development. Housing that allows low to medium income families to live in non substandard housing as part of a progressive, sustainable community.

So then what does this mean to housing and commercial property developers? The answer to that is that it means several things and none of them are going to go away any time soon. Things that once understood can put today's development company in a far more competitive position in the upcoming future.

For instance, there are now far more rules and regulations that must be abided by as any housing development progresses. For those select few development companies whose decision makers learn how to navigate them, they will be in the optimal positions to dominate the market. For those who fail to learn how to navigate them, the future looks bleak.

So then where does this leave today executive who simply doesn't have the time, the where withal or the inclination to study and comprehend all that there is to be learned in this new realm of land and housing development governance? It leaves them in a less than optimal position. That's for sure.

Fortunately for these types of company decision makers, there are now specialty services that are available online who offer their expertise in just this area? From conception to completion they make it their job to insure that a company experiences as few difficulties as possible, resulting in maximum profits.

However; it is in the original conception phase when their services can and often are the most invaluable. This is due to fact that the extensive level of knowledge that they possess can be integrated into the actual planning process. Failure to do so can result in costly delays and changes.
